A Fortune 500 Athletic Apparel Company located in Beaverton, OR is looking for a contract Lease Administrator role focused on presenting and merchandising product to consumers. Ensures compliance with lease provisions and identifies and avoids payment of overcharges. Responsible for reviewing billings such as real estate taxes, insurance costs, utility charges. Processes valid payments or credits and recovers prior overpayments. Properly accounts for lease payment transactions. Completes and distributes forms appropriately to ensure that vendor/landlord contact and payment information is accurate.

As our North American Lease Administrator, you'll be responsible for assisting the NA Real Estate Team with the optimization and management of the entire North American real estate portfolio of leases. You'll coordinate and drive the central processing (via abstraction, translation, reconciliation, auditing, quality control and reporting) of critical lease information into the lease management system through internal and external resources such as outside vendors. You'll act as a liaison between the North American legal department, business, finance, store construction, facilities, risk management and respective landlords/developers. You'll be responsible for the development of analyses and recommendation of both strategic and financial decisions on the management of the NA retail real estate portfolio including:

The creation, development and administration of critical date tracking reports (such as renewals, expirations, exclusivity, early termination rights, tenant improvement money and co-tenancy obligations)
Critically analyzing, challenging and correcting rent payments, percentage rent, operating expenses, sales reports, general landlord/tenant invoices and lease language that has a financial or legal impact
Coordination of store refits, store delivery & openings, desktop and formal audits, SOX compliance, hard and electronic document tracking and archiving, premises repairs, dispute resolution and store closures
Achieving annual cost savings and/or recovery through diligent and comprehensive audits of existing centers and reviews of the fleet.

You'll also manage, train, maintain and administer the lease administration management software system for the North America real estate portfolio. You'll assist with providing information for extensions, renewals, termination agreements, billboard/signage agreements, lease amendments, assignments, license agreements, estoppels, SNDAs and guaranties. In addition, you'll establish internal procedures for auditing and maintaining continual database integrity and quality control.
